The November 19, 2024 minutes record two Board elections with different term lengths: a new three-year term for one director and the remaining two years of another director's term.
Homeowners elected Ben Marschand to the three-year term after Bryan Bransteter left his seat and did not run again.
Brett Foster was re-elected for the remaining two years of his term. The minutes say he had been appointed after there were too few homeowners represented to hold a vote the year before.
A $35 dues increase to build savings
The minutes list a $178,000 budget for 2025 and a $35 dues increase per household to build reserves. Reported balances on October 31 were $28,000 in reserves and $51,000 for day-to-day costs.
The Board voted 3-0 to put off pond fountains. The minutes list a cost of $20,000 per fountain, plus power and maintenance costs.
Surveys planned
After complaints about cold pool water, the Board planned a pool-heater survey. It also planned Town Square surveys about possible changes to the Covenants for sheds and trash barriers.
On violations and related costs, the minutes say the Board considered the existing process adequate.
